GUEST CANCELLATIONS – Travelers who cancel at least 30 days before check-in will get 100% of the amount theyve paid. Cancellations between 14 and 30 days before check-in receive 50% of any monies already paid. Cancellations made within 14 days of check in with forfeit all payments made. Guests that book through the VRBO/Home Away and charged a Service Fee (a fee charged by these companies, not by the property owner), must contact VRBO/Home Away direct to obtain a refund of this fee.

TERMS & CONDITIONS

By making payment for the reservation, the guest agrees they have read this agreement and will comply with the terms contained within this agreement, the rules of the property in which they are staying at, and the laws of the municipality the property is located in. This includes an agreement with being evicted for any of the guest’s violation of subject terms, forfeiture of all monies paid, and immediately paying for any damages caused to the property.  

COMMUNICATION
You are acknowledging that by providing your mobile phone number to us, you are voluntarily opting in to receive mobile messages related to your stay with us to include: arrival details, announcements, correspondence with our guest services staff, and emergency notices. You may opt-out from this service at any time by texting STOP, QUIT, OPT-OUT, CANCEL, OR UNSUBSCRIBE. 

GUEST SCREENING

The property manager will use a third-party to screen my identity and perform possible background checks to confirm my reservation. Complete terms regarding the guest screening will be provided by the property manager through their vendor Autohost. We require this to be completed in order to receive your check in instructions and the link will be sent to you in the booking confirmation. Failure to complete this could delay your check in details being sent to you. Please check your spam inbox for this email and contact the property manager if you have any questions.

PETS/SMOKING/FIRE HAZARDS/ OTHER HAZARDS:
SMOKING AND PETS ARE NOT ALLOWED IN THIS UNIT AT ANY TIME INCLUDING THE
BALCONY OF THE CONDOMINIUM. Please refrain from burning incense or candles while in the unit. Do not allow anything to drop, fall, blow, or be thrown from the unit’s balcony. Dropping or throwing anything from the balcony is a felony in the state of Florida. You agree that any personal injury or property damage caused by releasing any object, whether intentionally or non-intentionally, from the balcony of this unit is the sole responsibility of the Guest. Dropping items off the balcony MAY RESULT IN SERIOUS INJURY. Each property has specific rules posted for guests to comply with for everyone’s safety. Violation of any of these rules are grounds for eviction from the property and forfeiture of all monies paid.

SLEEPING CAPACITIES/MAXIMUM OCCUPANCY:
This condominium is intended for a maximum number of persons staying as provided on the listing. Exceeding this capacity may result in you and your guests being asked to leave the premises and forfeiture of all monies paid.

DISTURBANCES:
Please respect the privacy of other guests including quiet hours from 10:00 PM to 8:00 AM at all of our properties.  Large parties (over 10 persons) are prohibited.  

EVICTION EVENTS:
Please respect the terms and conditions of this agreement, our home, the resort, and the privacy of those around you. The very last thing we want to do is evict anyone from our unit. However, guests must abide by the terms of this agreement for their own safety, the safety of those around you, and for the protection of our investment. Failure to abide by this agreement may result in loss of part/all of your security deposit, collection of additional restitution, and/or eviction. Events that will trigger an eviction include, but are not limited to:
Using the premise for illegal activities including, but not limited to, the possession, serving, or consumption of alcoholic beverages by or to persons under 21 years of age
Use or possession of illegal narcotics.
Causing damage to the unit, to any neighboring units, or to common areas of the property, or purposely abusing any of the unit’s rules included in this agreement and as advertised on thelisting, abusing the property rules, or municipality laws.
Any acts that interfere with the neighbor’s right to quiet enjoyment of their property.
Exceeding the maximum sleeping occupancy of the particular unit
Allowing pet (s) within the unit without documented pre-approval.
Allowing/hosting large parties in the unit.
Rental guest is not 25 years of age or older or is not staying in the unit.

GUEST & OWNER LIABILITIES:
Subletting the unit is not permitted
You agree to accept liability for all replacements and repairs caused by you and/or your guests that are over and above normal wear and tear.
You authorize us to charge for any necessary repairs and replacements that exceed the normal wear and tear and/or excessive cleaning.
The Owner does not assume any liability for loss, damage, or injury to the guest’s personal property. Neither do we accept liability for any inconveniences arising from temporary defects or stoppage in the supply of water, gas, electricity, or plumbing.

The Owner does not accept liability for any loss or damage caused by acts of God, i.e., natural disasters or other reasons beyond our control.
You are accepting and assuming all risks involved in or related to the use of common facilities to include but not limited to the pools, beach, and ocean.
Refunds or rate adjustments are not made for any inconveniences due to construction, road repairs, etc. However, in the unlikely event that we are forced to cancel your reservation before you arrive, you will receive a full refund immediately and/or we will make every effort to place you into a unit of equal or better condition within the resort.

The guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands, and causes of action by reason of injury of whatever nature that has or have occurred or may occur to the undersigned or any of his/her guests as a result of, or in connection with, the occupancy of the premises and agrees to hold the Owner free and harmless of any claim or suit arising there from. Acknowledgment of this agreement through VRBO/Home Away or via a separate rental website indicates full acceptance of the agreement’s terms when payment is made. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principles, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. However, in any action associated with failure to pay for damages, you agree to be responsible for all court costs and legal fees.
